The broker's deal book

Every buyer,
scored to every flat.

A broker's edge is memory — who wants what, which listing fits whose budget, who to call back before they drift to another agent. SaudaBook scores every buyer against every listing, lines up the site visits, and never lets a follow-up slip.

01 · The problem

You hold the deals.
Your memory holds the deal book.

A property broker juggling fifty listings and a live pipeline of buyers runs the whole business from a notebook and a hundred WhatsApp chats. The matching and the chasing are the job — and both are done from memory. That's exactly where deals leak.

Matching lives in your head

A new 3BHK in Whitefield comes in and you try to recall which of forty buyers wanted exactly that, in budget. Some fits never surface — and the buyer books elsewhere.

The best buyer goes cold

You meant to call Rohit back with the rental-yield sheet three days ago. It's buried under new WhatsApp messages, and by the time you remember, he's talking to another agent.

The notebook can't rank

Even when it's all written down, a diary can't tell you that Anil at 100 beats Meena at 72. You reread pages instead of seeing your day's hottest deals at a glance.

Site visits become a guessing game

Which visits are lined up this week, who's already viewed, who's still just a lead? Without a pipeline you rediscover it every morning — and drop the ball on someone ready to close.

02 · The insight

A broker's whole edge is knowing which buyer fits which flat — and calling them back first. Both are rules, not magic.

SaudaBook's whole job is to turn that judgement into something the app runs for you: score every buyer against every listing, surface the hot matches, and put the follow-ups due today at the top — so the matching and the chasing happen whether or not you remembered them.

03 · How it works

List it once. The deal book does the matching.

  1. 1

    Add listings and buyers

Enter each property — type, deal, area, city, BHK, size, price — and each buyer's requirement and budget. That's the whole setup; the notebook goes in once.

  2. 2

    Every buyer is auto-scored

SaudaBook scores each buyer against each available listing 0–100 on type, budget fit, area, deal and BHK — with the reasons spelled out. Pairs at 70+ surface as hot matches.

  3. 3

    Schedule the site visit

From any match, book a site visit. The buyer gets a WhatsApp confirmation with the address and asking price, staged in your outbox — ready to send from your number.

  4. 4

    Chase follow-ups, watch the pipeline

Log dated follow-ups; overdue ones light up on the dashboard. One click nudges every buyer due today, and the deal moves leads → visits → visited → closed.

04 · What's inside

The whole deal desk, in one book.

0–100 match scoring

Every buyer scored against every listing on property type, budget fit, area, deal and BHK — the biggest lever is budget, and the maths is the same every time.

Hot matches, with reasons

Pairs scoring 70+ surface as hot, each showing why — "Within budget", "In preferred area Whitefield", "3BHK exact" — so you trust the ranking, not just the number.

Site-visit scheduling

Book a visit straight off a match. A confirmation with the address and asking price is drafted to your outbox — send it from your own number with a tap.

Follow-ups that don't slip

Dated follow-ups per buyer; overdue ones light up. One click queues a nudge to everyone due today, and re-running never double-sends.

Deal pipeline by stage

Leads → visits planned → visited → closed. See exactly where every buyer sits, and which listings are available, under offer or sold.

Rupee-native, offline

Prices in ₹ with Indian grouping and lakh/crore short form. A single app with a real database — no CDNs, no accounts, works without a connection.

05 · The dashboard

Open it in the morning. See the deals worth chasing.

06 · Pricing

Simple subscription. However many listings you run.

If SaudaBook closes one deal a quarter that would otherwise have drifted to another agent, it has paid for itself many times over — and you've bought back the hours you spend matching and chasing from memory.

  • Unlimited listings & buyers
  • 0–100 match scoring with reasons
  • Site-visit scheduling + WhatsApp confirmations
  • Follow-up nudges & a deal pipeline by stage

07 · Who it's for & questions

Built for the working broker, not the enterprise CRM.

SaudaBook is for the solo broker or small agency juggling 10–100 listings and a live pipeline of buyers — big enough that matching from memory drops deals, small enough that a heavyweight real-estate CRM is overkill and overpriced. If you're running it on a notebook and WhatsApp today, this is for you.

How does the match score actually work?

Every buyer is scored against every available listing on a 0–100 scale: property type, budget fit, area or city, deal type and BHK each carry a weight, with budget the biggest lever. Each match shows its reasons — "Within budget", "In preferred area Whitefield", "3BHK exact" — and pairs scoring 70 or more surface as hot matches on your dashboard.

Does it send the WhatsApp messages, or just remind me to?

SaudaBook drafts each visit confirmation and follow-up nudge — with the buyer's name, the address and the asking price — and stages it in your outbox. You send from your own number with a tap, so it always looks like it came from you. Re-running the nudge never double-sends the same message.

I already have my listings in a notebook and WhatsApp. Is setup painful?

An evening. You add each listing once (type, area, city, BHK, size, price) and each buyer's requirement once. From then on the scoring, hot matches and pipeline are computed for you — you stop re-matching from memory every time a new flat comes in.

What does it cost?

Pricing is worked out on a quick discovery call and billed monthly on subscription. We're keeping public prices off the page while we onboard our first brokers.
